There are so many great restaurants in  Waynesboro, Staunton, Charlottesville and the surrounding areas, I couldn't possibly add them all!

Fresh made bread and soups.  Upscale dining.  New menu daily.  Reservations not accepted.  Get there early!
My all time favorite place to eat in the state of Virginia.  Wonderful for a romantic or intimate family dinner.  This restaurant is proof that looks can be deceiving.  This place completely changed my perspective on restaurant dining. From the appetizers to desserts, every aspect of the meal is amazing.  The ambience is superb.

 German cuisine, full service lounge with a variety of German beers and international wines.  Nightly specials.  Reservations suggested.
Authentic German memorabilia is given away nightly during Oktoberfest which runs from mid-September through mid-October, call for exact schedule.  I personally love their homemade spaetzle's.  The wait staff dress is in full German garb.  The background music and décor complete a superb old world experience.

Menu specializes in all American food serving breakfast lunch and dinner including some country accents.  They also make fresh made Apple butter jellies and BBQ ordered to go.  If you like dessert you have to try their peanut butter pie, coconut pie or fresh baked cookies.  Mrs. Rowes was voted one of the "hundred Great American breakfasts" by travel and leisure Magazine in May, 1998.

 South River is a great local place that's been around for quite some time.  It's a location where you always see familiar faces amongst the many regulars. My favorite nights are Tuesdays and Thursdays.  On Tuesday nights they have wing night. They offer double wings at a low price with a variety of flavors.  There are always fresh and cooked to order.  Thursday nights is all-you-can-eat shrimp night.  They are served warm and steamed to order.  Also check out their wine shop and tastings.

First Time Buyers >The Seller May Pay

The costs of buying a home may be daunting. For example, you may have finally saved enough for a down payment on your first home, with a little left over to buy the furniture you will need. Then you hear about having to pay closing costs you weren't anticipating, and this may seem like a real setback.

One way to cover such a shortage is to make the sellers an offer that calls for them to credit you for some of the closing costs. As a rule, the sellers may pay a maximum of 3 percent of the sales price if the buyer is putting five percent down. If the buyer is making a down payment of 10 percent or more, the seller can contribute up to 6 percent of the sales price to cover the buyer's closing costs. Some items, such as prepaid taxes and the first month's mortgage payment, must be paid by the buyers. Sellers may also contribute to paying the appraisal, points, title insurance, settlement attorney fees, state or local transfer taxes and similar items.

Keep in mind that if the credit is included in the price of the house, the appraiser will have to justify the amount, based on sales prices of similar homes in the neighborhood.
